Senior Living Units, Casino

Waratah & McDougal Streets - ‘Housing NSW’

The ten (10) Senior Living Units that have been developed on the 1590m2 Waratah Street, Casino property are part of the NSW Government Economic Stimulus Scheme to provide additional low cost housing to the State’s senior citizens. The development consists of two (2) adaptable styles and eight (8) standard style layouts – of which six (6) are one (1) Bedroom and four (4) are two (2) Bedroom units.

All buildings have been designed and built to reflect the requirements of the BASIX including such initiatives as thermal comfort, reduced energy consumption and a 22,000 litre rainwater retention tank servicing a reuse supply for toilet flushing, clothes washing and irrigation.

The buildings are all timber framed and trussed on concrete raft slabs with metal deck roofing. External finishes are a combination of custom orb cladding and Scyon Stria board. The design by Custance Troppo Architects
is one for limited or zero maintenance which is of great advantage for the owners, NSW Land & Housing Corporation.

Windows and glass doors have been used extensively for natural light and ventilation and the internal finishes have been selected for versatility, resilience and compliance to Housing NSW guidelines. The use of 2700H ceilings gives the rooms a much larger and more open feel through the kitchen, dining and lounge areas.
Each unit within the complex has a generous portion of personal open space that is accessible only to the tenant of the unit. All units within the complex are linked by hardstand paths and landscaped gardens.
Construction started in January 2010 and the project was handed over in September 2010.

Congratulations to Paul Garland, Karen Dowse, John Hennings, Rico Karlsen, Paul Hingst & Teresa Pankhurst on a successful project.
