Metrowest Warehouse - Practical Completion








Practical Completion has been reached on the Metrowest Warehouse at Seventeen Mile Rocks, now the new warehouse/office for Nelson Irrigation Corporation of Australia Pty Ltd. The warehouse once fully functional will be three times the size of their existing location, enabling them to hold and dispatch more stock throughout Australia and the world.

Connected to the warehouse are 2 levels of highly finished office space that displays work areas on level 1 & 2, two kitchen areas, a state of the art conference room with veneer wall panelling & sliding doors and a balcony that leads out from the conference room with floor to ceiling glass sliding doors creating a large entertaining space.

The feature to the office and the most complex to construct was the 3 flight staircase to the entrance foyer. The design of the stair and the size and finish level created obstacles for access to the remainder of the building as the complete foyer area was under construction for some 2 months right up to practical completion. With Blackbutt treads & risers connected to a laser cut zigzag steel stringer it also features a frameless glass balustrade with a stainless steel standoff handrail and stainless steel tactile indicators to each landing, it is truly an eye opening entrance.

External works include a main entrance car park area, bin & pump enclosures, perimeter landscaping works and sandstone boulder retaining walls. The warehouse and office also feature external lights attached to the building, acting as a product display.  

The Certificate of Classification and Practical Completion was achieved on the 19th September 2012 with Nelson Irrigation anticipating to be up and trading in the new premises by the end of September.

Glenzeil Raceday









Glenzeil had a successful day at the Gold Coast Turf Club on Saturday 21st July. 

Anthony Ellwood from Glenzeil got the highest points for the internal tipping competition, he won a JB Hi Fi voucher. 

Anthony's table got the highest points for the internal betting per table, they all won JB Hi Fi vouchers.

Best Dressed Male was won by Ben Fuller and Best Dressed Female was won by Phuong Stevenson.

Metrowest Warehouse - On-Site Progress



With the structure now in place, all attention turns to the internal finishes throughout the office & warehouse building. Lockup to the warehouse is imminent with the installation of all windows and roller doors this week. Service rough-in is currently in progress to all 3 levels, getting ready for wall & ceiling sheeting. Over the next month, the critical path tracks the fitout of the office including tiling, carpet and joinery, with a high quality finish expected and externally with the render and paint and commencement of the civil drainage, ready for the carpark and landscape works.

All submitted Extension of Time claims have been approved and Glenzeil currently anticipates completion in late July 2012.

Arrowtown Display Suites



The Arrowtown project consists of two donga-like buildings, joined by a central covered deck.  The design of the structure allows for the different elements to be disassembled and relocated as the overall site is developed.  The buildings will act as the sales office for the large staged housing development on the corner of Riflerange Road and Nambucca Crescent, Pimpama.

BDA Architecture has been instrumental in working with the LM Investments team to create a space that will be both functional and aesthetically in keeping with the estates proposed character whilst being constrained by the need for the buildings to be transportable.  The end result will be two distinct areas that are bathed in natural light with extensive use of natural wood and stone finishes.

Glenzeil will complete the current scope of works by the end of May 2012, however there is the possibility of further works in the weeks ahead as the car parking and landscaping components are finalised.  The timing for the handover of the sales office has been time managed by the client to coincide with the start of civil works on stage 1 of the estate.

Jupiters Theatre Refurbishment - Practical Completion







The major scope of the project involved the complete internal demolition of the Theatre and the introduction of major structural and fire engineering elements to allow the Theatre Capacity to be increased from its historic 1300 seats to 2000 seats. In addition, new generation Theatre Design allows the new Theatre to be configured such that a mixture of seated / standing options can be offered that allows up to 2300 ticket capacity. Within that increased capacity an additional 350 seats are now provided on an all-new semi-cantilevered balcony at the rear of the auditorium volume to provide an all new seating and viewing experience.

There were extensive associated areas that also required considerable demolition, building and services works and complex premium finishes. This includes the extensive Licensed Bars to both Main Auditorium and Balcony Levels, extensive Public Toilets, PWD facility upgrades, Lift Services, Decorative Lighting, Grand Entry Stairs, public lobbies and circulation spaces. Although initially not part of the Project Scope, the entire two storey complex of Dressing Rooms, Wardrobe, Green Room and associated facilities were also ordered to be upgraded in parallel with the main works and to conclude within the original fixed completion date of 14th April 2012.

The Certificate of Classification was achieved on the 4th of April and Practical Completion on the 5th of April ahead of client’s deadlines and opening night.
